Pre-listing Inspections

New Construction Inspections

While not significantly different from our standard comprehensive home inspection, this service offers a comprehensive report and a detailed “Punch List” of inoperative, improper, incomplete, or damaged items discovered during the inspection. This list is compiled for the builder’s benefit to facilitate the completion of the home and to address any issues that require negotiation prior to closing.

11th-Month Inspections

In most cases, your new home will be protected by the builder’s warranty for the initial 12 months. Scheduling this inspection towards the end of that timeframe can assist in identifying any existing issues, if any. If defective areas of the home are observed or brought to light, you will be able to address them in accordance with the warranty agreement.

Home Energy Score

The City of Bend has mandated that sellers of residential properties must obtain and disclose a Home Energy Score. This score assesses the energy efficiency of a home based on its physical attributes and provides cost-effective solutions for enhancing its efficiency. In such cases, a targeted inspection of the home’s major components may be a suitable option. When scheduling the inspection, please specify the areas of concern to us, and we will customize the inspection to meet your specific requirements and budgetary constraints.

Sewer Scope Inspections

Sewer scope inspections are conducted on the primary sewer line extending from the residence to the street. These inspections provide homebuyers with crucial information regarding the condition of the sewer system. The camera system captures video footage, enabling inspectors to identify any potential defects or deficiencies within the drain line that may not be apparent otherwise. Radon Testing

Pest Inspections

During our full inspection, we will inspect the interior and exterior of the home, looking for evidence of unwelcome quests. We will also be looking for defects that could be caused by hidden pests, such as damaged wood from termites or carpenter ants.
